Re-roofing

Do it right the first time


The only thing to do with a roof past its prime is to replace it. Worn, cracked, or missing shingles are all signs of a roof approaching "old age." Minor repairs may delay the aging process, but, like cosmetics, they often just "cover up." Since a roof usually wears uniformly, replacing it may be the only solution.

If reroofing is in order, choose both roofer and roofing material wisely.

One way to select a competent roofer is by his reputation. Will he furnish references? If other people in the neighborhood are familiar with his work, were they satisfied with his service? How long has he been in business? Is he insured in the event of an on-the-job accident?

Organizations such as the Better Business Bureau or local roofer's association are also valuable sources of information.

Before reroofing, the roofer should inspect the existing roof thoroughly. If the deck is in good shape, the new roofing material may be applied directly over the old roofing.

Asphalt shingles, for instance, can usually be applied over the existing roofing material, eliminating the cost and inconvenience of a tear-off.

The roofing material you select for your home should be durable and attractive, require minimal maintenance, and offer a long design life.


Economy will be a consideration. A good approach is the "cost of use" yardstick. A roofing material with a design life of 25 years may have a higher initial cost than a lesser grade. Since the labor cost will be about the same and the investment amortized over 25 years of service, it may actually be less expensive in terms of cost per year of service. In addition to making your home more attractive, a new roof may increase the resale value of your home.

The most popular roofing material today is asphalt shingles. Manufactured with superior protection and durability in mind, new three-dimensional asphalt shingles offer extra "curb appeal" and require only minimal maintenance. They are also tested by Underwriters Laboratories for fire resistance.

A professional roofer can offer expert advice on how to use color and texture in roofing. Since the roof is the largest exterior expanse of a home, the appearance of the roofing material you select is important.
