Home Buyer's pre-closing inspection

A professional home inspection prior to home purchase of previously owned or even a  newly constructed home, typically done at the buyer's request after a purchase offer has been accepted, can ensure that your new home is safe and structurally sound. If something needs fixing, the certified home inspector can note repair costs upon request, which occasionally may help you negotiate a lower purchase price. If, on the other hand, the inspector finds nothing wrong, you can come to the closing table feeling confident and well-informed.  The following is what to expect from home inspection.

Interior

√ Basement or crawl space
As the term implies, the foundation of a house literally makes or breaks all that lies atop it. Cracks or other signs of settling or heaving, water or inset damage, and rotting wood framing can all mean trouble.  Sump System & Expansive Soils   Solid Foundations

√ Floors

Here we'll look for buckling, which may indicate structural weakness, and we'll examine the finish condition on wood and concrete floors.

√ Electricity
Adequate electrical capacity and distribution is essential to modern homeowners. We'll also look for outdated fixtures or wiring that may compromise safety.  Electrical Fire Safety

√ Heating and cooling
We"ll check the age and condition of the furnace and the furnace vents or pipes, and we"ll test for fuel and exhaust leaks. We also examine cooing systems like air conditioners, whole house fans and swamp coolers.

√ Plumbing
We"ll evaluate the quality, sufficiency and condition of the entire plumbing system. We check pipes, fixtures, water heaters and attached appliances.   Water Heater Maintenance

√ Doors and windows

Windows and doors should open easily, close tightly for energy efficiency and lock for safety.

√ Laundry, kitchen and baths
Fixtures and fittings should work properly and appear well maintained. Tile work, plumbing connections and ventilation systems are also on our checklist.

√ Living spaces
Carpeting, tile or linoleum, and paint and trim moldings make a house a home. Fireplaces and wood stoves also add warmth. We'll assess the safety and condition of these important "accessories." We are as interested in what the industry terms "fit and finish" as you are.

√ Pests
Many of our clients engage our firm to inspect for the presence or absence of destructive insect infestations, such as termites, and other common household pests.  Termite Clearance Letters

Exterior

√ Foundation

We'll look at the foundation from the outside, too. Cracks here are often more visible and can be symptomatic of other problems.  Home Inspection Cracked Foundation

√ Siding

Different siding and facing materials are prone to different problems. For example, we'll check the age and condition of your house's wood or vinyl siding, noting installation and paint job quality and longevity.

√ Roof

Sooner or later, roofs past their prime require total replacement; minor repairs only buy time. We'll determine if the roof is sagging anywhere, and we'll check the condition of the roof covering. We also evaluate gutters, downspouts and flashing.  Re-Roofing?

√ Chimney

A chimney in good condition will be perfectly vertical, with tight flashing and a solid body without penetrations. We'll also make sure your chimney has appropriate, properly installed safety features.

Grounds

√ Yard

Inadequate slopes away from the foundation can result in water and structural damage. And trees planted too close to the house can pose root problems.

√ Walkways and driveway

In addition to checking for obvious cracks or flows, we'll look for proper slope to allow for water drainage.  Concrete Flatwork Inspection
